Contract and reservation
The present rental is concluded as a temporary, non commercial housing. The premises can only be used as a holiday home. The tenant can not carry out any form of commercial, artistic or professional activity therein. In the confirmation process, the renter is required to sign and return the contract to 46cityrent. This document must be accompanied by a 35% deposit as stipulated in the contract.
The 35% deposit can be paid by:
- Paypal (3,5% de frais paypal additionnel)
- Bank transfer (15 euros de frais de banque seront à ajouter sur la facture)
- Travellers cheques (in euros)
- Cash
For premises with a professional use, i.e show-rooms, all particular conditions are stipulated in the contract.
Balance and deposit
A deposit of 35% is required on reservation.
The rent and any fees must be paid fifteen days prior to arrival. The contract demands that the renter pay a safety deposit whatever the kind of premises rented. This safety deposit will be used in the event of any damage caused by the renter to the property. The sums corresponding to the rent, general tax (annual tax, holiday tax etc), as well as any extra eventual fees, and the safety deposit, defined in the rental contract, will not gather interest nor can it be considered as payment of rent. It will be refunded after deduction of any necessary sum due to damage to the property. The refund of this sum will be within one month after the renter leaves the premises or, according to the French Executive Decree law of January 8 1993, within two months after the departure date.
Holiday tax
In accordance with French law, any person residing in an apartment must pay a holiday tax. Our apartments are on a scale of 2 to 4 stars and the holiday tax is calculated on this scale. This classification depends on the location, quality and size of the apartment.
The prices are as follows:
- for a studio: 0,78 Euro per day and per person.
- for a 2 roomed apartment: 1 Euro par per day and per person.
- for a 3 roomed apartment +: 1,20 Euro par per day and per person.

Apartment housekeeping
All apartments are cleaned prior to the renter’s arrival. We require you to keep the apartment or show room tidy and at the end of your stay, to leave the space in the same state that you found it in.
The necessary housekeeping will be done after each departure and charged to the renter at the current market rate. For stays over one month, 46cityrent reserves the right to check the state of the apartment. If the apartment is not kept in order, 46cityrent reserves the right to have the apartment cleaned and will deduct the cost from the safety deposit.
Price
The minimum charged stay is three nights. For a stay less than three nights, please contact us. Apartments must not be occupied by more than the number of people indicated in the apartment description, unless 46cityrent has given its exceptional agreement. Should this occur, 46cityrent has the right to demand a supplementary fee, or has the option to refuse access to the property. In case of non compliance with these conditions, 46cityrent reserves the right to retain a fee equal to that of the safety deposit. In case of damages caused by the tenant and if the apartment can not be re-rented immediately, the price of the nights when the apartment is unavailable for rent will be charged to the client and deducted from the safety deposit.
Payment
The rent and fees (extra costs) must be paid in accordance with the agreed terms: at the latest when keys are handed over, or on the first day of the month, for stays of more than three months. The handing over of keys can only be done if the totality of the stay is paid. If the delay in rent payment goes beyond 5 days, a penalty will be applied. In that case, 46cityrent reserves the right to apply a 10% increase to cover expenses.
Additional services
We propose additional services for your comfort:
Baby bed rental: 50€ per stay
Fax Reception in our agency: 1.5 € per page
Additional housekeeping: 25 € per hour
Additional linen changes (sheets and bath towels): 50€ per change
Additional key: on arrival, we provide you with a set of keys. Please ask if you require a second set, it will be charged to you, according to the current market price for key cutting.
Laundry: 46cityrent proposes a steam-pressing service. Your linen will be taken from your apartment to be washed and ironed.
Client meet & greet
You are free to choose your arrival any day of the week. You must inform 46cityrent, at least one week beforehand of your day and precise time of arrival. On arrival, from Monday to Friday.
If there’s a departure from the apartment the day of your arrival, you may leave your bags in the apartment but you won’t have access until the housekeeping has been completed. A 46cityrent representative will meet you in your apartment 7/7 from 9am to 8pm, there’s a 50 Euros supplement for arrivals outside these times. We can also organize a shuttle which will wait for you at the airport. Keep your confirmation and the apartment address with you at all times, a 46cityrent representative will wait for you at the time you give us to welcome you and complete your check in.
Departure inventory
Check out time is fixed with the representative who will welcome you, at the apartment, on arrival.
If a 46cityrent representative notices damage after your departure we will inform you and deduct the repair fees from your safety deposit.
Cancellation and reduction of contract length
The amount paid beforehand for reservation of the apartment qualifies as the "deposit", the renter or owner can retract from the rental commitment in the following conditions:
In case of cancellation less than a fortnight before arrival, the renter remains indebted of the total amount of the rent.
In case of cancellation more than a fortnight before the arrival of the renter, the amount of the deposit will be retained.
At least two months’ advance notice must be given for the termination of contracts. Discounts for long stays will be cancelled if the duration of the contract is decreased. The current monthly rate will then be applied.
Inventory and state of furniture
The inventory of fixtures and furniture must be completed by the representative and the renter during check in. The renter has 24 hours to dispute the check in or check out inventory. If an inventory is not done, the renter is presumed to have entered an apartment in good condition and must hand back the apartment in the same initial state.
Animals
We are sorry, but domestic animals (dogs, cats, etc.) are not authorized in the rented space, unless the owner has given specific permission. The possibility to have an animal is under the strict terms that the animal will not cause any damage to the building, nor cause any inconvenience to the neighbours.
46cityrent and you
From the moment the customer has made contact with 46cityrent, he can, on no account, directly pay the rent to the owner. It is unauthorized to re-rent the apartment in question from the owner, once a rental has taken place through the agency. The contract will be signed with the agency and the customer will pay 46cityrent directly.
Chimney
Some of our apartments have chimneys. NB: all chimneys are simply for decoration, it is forbidden to light fires in them.
Owner’s personal belongings
Certain apartments are occasionally occupied by their owners. Therefore, in certain cases their personal belongings will be in the apartments. We ask you to respect these belongings. Please do not add furniture or any furnishing other than linen or small articles to the apartment or move furniture and\or change the general layout of the apartment, unless agreed to by 46cityrent.
In case of force majeur
We do everything we can to satisfy our customers' requests. However we are not responsible for any disturbances during rental or for delays in arrival, such as strikes, the late departure of a previous customer or other disturbances out of our control.
